Marriott Relocating Headquarters

Marriott said it plans to relocate its headquarters from suburban Bethesda, MD to a more urban location in the region according to its CEO:

“I think it’s essential we be accessible to Metro and that limits the options. I think as with many other things our younger folks are more inclined to be Metro-accessible and more urban. That doesn’t necessarily mean we will move to downtown Washington, but we will move someplace.”

Locations in DC, Virginia, and Maryland are all being considered. The move will take several years to plan and organize, with the current lease not set to expire until 2022.

You might think Tysons but buildings near the Silver line have been outperforming the region and we’ve got > 25% vacancy in Rosslyn and Crystal City so plenty of deals for a major tenant to be had in a post-BRAC realignment world.

At a minimum Marriott will be aggressively bidding this stuff throughout the region.

I think they would get favorable rental rates in Crystal C
